The average interest rate on 30-year mortgages held steady at 8.25% for the week ending Feb. 5 from the week before, Freddie Mac said. Fifteen-year mortgages inched up to an average rate of 7.85% from 7.84% last week. Two weeks ago, the rate on a 30-year mortgage hit 8.26%, the highest since Sept. 13, 1996. The rates do not include the fees known as points, which averaged at or just more than 1% of the loan amount for all three types of mortgages.
